At our agency, we're big fans of lockboxes - they're super convenient - but we always talk through the benefits and drawbacks with our sellers before letting them make their own call.
Pros of using a lockbox when selling
- It allows other agents easy access, especially for last-minute showings.
- Your agent will have a complete record of all showings since the lockbox triggers an email each time it's opened.
- You can set specific times for when the lockbox can be accessed, ensuring security for your property. Plus, you can even customize these times if needed, including 24-hour access.
Just make sure to steer clear of those contractor boxes you can pick up at Home Depot - they don't offer the same level of security.
Cons of using a lockbox when selling
One potential issue is the slight chance of an agent using the lockbox to show your house without an appointment. While this is rare and most agents know better, it's still a possibility. However, keep in mind that our local board of REALTORS® takes this seriously and will punish any agent who violates the rules.
